Construction underway on landmark regeneration with major housing development in Dalmarnock

Clyde Gateway is proud to announce the start of construction at French Street, Dalmarnock—a key milestone in our mission to transform Glasgow’s East End into a vibrant, sustainable community. This 173-home development will deliver a significant boost to housing supply at a time when the city faces an ongoing housing emergency.

 

 

The groundbreaking ceremony was led by Susan Aitken, Leader of Glasgow City Council, alongside project partners and community representatives, marking the official start of works on site.

 

Working in partnership with Thenue Housing and CCG (Scotland), the mixed-tenure development will provide 119 high-quality affordable homes for social rent and 54 homes for private sale, supported by £19m of grant funding from Glasgow City Council. This investment reflects our shared commitment to creating inclusive, future-proof communities.

 

 

Located at the heart of the Clyde Gateway regeneration area, French Street forms a central component of the South Dalmarnock Sustainable Development Plan. The project will reinstate the area’s historic street pattern and create a well-connected neighbourhood rich in character, with homes designed to be tenure blind and offering a mix of one to four-bedroom apartments and family housing.

 

Councillor Ruairi Kelly, Convener for Housing and Development at Glasgow City Council, said:
“It is great to see work beginning on this major housing development in Dalmarnock which will bring so many high-quality new homes for sale and rent to an area which has benefited so much from regeneration in recent years. The French Street development will meet the needs of a wide range of people and families, with homes of between one and four bedrooms being built, and we are happy to be part of the partnership which will bring these much-needed new homes to the city.”

The housing emergency is well publicised, and we remain committed to providing homes where people need them and want to live.”

 

All affordable homes will meet Housing for Varying Needs standards, including fully wheelchair-adapted properties. The entire development will benefit from advanced build methods and connection to Clyde Gateway’s low-carbon district heating network, ensuring enhanced energy performance and reduced emissions.

 

Beyond housing, the project will deliver community benefits, including local job creation, training opportunities, and investment throughout the 18-month construction programme.

French Street represents the largest housing development approved by Glasgow City Council in the 2024/25 financial year and is scheduled for completion in 2027.
